35 Dale Street

 

 

On the edge of the Northern Quarter, the 8 storey Dale House (35 Dale Street) had retained an abundance of historical features, some hidden behind inappropriate later interventions. We undertook a detailed heritage study of this Grade II building, assessing the significance of the remaining original parts and considering the quality of later alterations.

 

Typical of many Manchester warehouses, Dale House had an ornate tiled staircase, tiled lightwell and original loading bay. Unique features included original timber and glass partitions and a mosaic tiled entrance, now revealed and repaired.

 

The supporting Heritage Statement helped gain consent for refurbishment, bringing 54,000 sq feet back in use as office space with a coffee shop and bar, including a successful and innovative reuse of the loading bay.
